    hmmm, it's gunna need a hot tub

    make sure it's not a ski resort but a town/village in its own right and you'll never want to leave. The french have it nailed.

    You can live pretty cheap once you're outside the big cities as well.

    Project Plan
    1. Sell the $1m house in the Australian 'burbs
    2. Drop $300k on a nice place in the Alps (allowing $20k for uber-hot tub, of course)
    3. Live off the other $700k, provided it's invested reasonably.
    4. Maybe start a little side business exporting local French produce to Australian yuppies via Harris Farm or the like.
    5. Ski happily ever after.

    Hmmm living there permanently would drive me nuts I reckon. Happy on the beach with extended visits. Funding that will be the trick but plans are in progress

    oh I'm going to have fun with this later on
    I love looking at euro alps property and dreaming
    I have two different dream types,
    one is the win 50M in lotto and buy the ultimate luxury pad in the ultimate location, the other is a more realistic couple of good years in the building industry here at home then a modest purchase of a run down old shack for a couple of hundred thousand euro, located on the outskirts of a rustic hardly heard of little village, and renovate it bit by bit in between lots of sick ass powder days.
    The funny thing is if I actually had my dreams come true what would I dream of then?

    Looked into it just after the GFC and there did seem to be a few studios and older 1 to 2 bedroom apartment's for below 100,000 euro, only looked at the French resorts as I have the right to live and work there and very familiar with that region of France, the cheaper ones were mainly at the lesser known resorts, but still big in their own right by Aussie standards.
    Some were managed so you could only stay their for a limited amount of time during the ski season, which defeated the purpose of buying one overseas.
    In the end distance from Australia was the decider and we moved on.

    In the longer term we would like to spend about 3 months each year in Europe - spring touring & then early summer climbing with some travel in the gap. In the short term, I have too much fun at school (and we just got a mortgage & I am still waiting for Dale to be able to keep me in the manner to which I would like to be accustomed, although she is making excellent progress on that) but I would be interested in seeing someone run the numbers on the cost/benefit of buying over just longer term holiday rentals. We would be in the Chamonix valley, probably in Les Houches.

    yeah, without a doubt - the value is in the smaller towns, the big names are bloody pricey. But close to the big names it can be quite affordable.
    What's not to love about this plan? Get the kids into a local school and put the missus to work in the fields. Totally doable. Great value down near the pyranees too

    I too am charting a course to be able to spend big chunks of time up there, maybe medium to long term. On and off work for us but not the kids so much so maybe a year or two in a local school before the HSC gets serious but once thats over, a big stint in winter and summer is the goal but living full time here, near the beach.

    My plan is to buy a place and for the next few years to use it for a month a year and make it avaiable rent fot the remainder

    Once I retire continue with the same model but use for 3-4 months a year

    I have a friend who recently bought a little house in Northern Croatia. not exactly ski related but he is not that far from the European alps. He will lease the place and visit from time to time. He was born in the UK which makes it easier to buy property in Croatia, prices are quite low but I wonder about security to be honest.

    His plan is to downsize here and use the extra cash to fly between OZ and Croatia. sounds like a great plan indeed !

    I love that
    I wouldn't touch a thing though, any renovation to that would destroy all the charm
    Well maybe just the floor tiles to timber floorboards, but would have to be old recycled timber with lots of weathering and defects.
    Imagine how good that place would look with another 30cm of fresh snow all over it :cool:

    Yep that's what I've always wondered. Jerome has always managed to find us a nice flat underneath the Chalet of an older guide for about 8-900e for 3 weeks.

    Blow that out to 4 months worth - $5k p.a. is not much really in the scheme of things unless you can find a place where rentals make it cashflow neutral, which I'm sure isn't that easy.

    There is no cost benefit, only deficit.
    No profit, not even break even.
    The pleasure benefit is not measurable in dollars.

    Yeah somewhere in the Aosta would be awesome. Can pop in to Cham or Verbier super easily as well if the weather dictates. I've had some epic skiing in Italy.

    if you purchase the place, then in your model take into account rental income, plus the fact that you no longer need to pay rent yoursel, plus the depreciation that is allowed on rental properties for tax purposes plus any loan costs and negative gearing, you might find it is cashflow positive to own your own place and rent out when not needed

    This is the deal breaker for me. If I had a EU passport I reckon I would be living in Chamonix already with the family. Schooling for the kids is the other unknown. Can you access schools as a non resident? I assume you would have to pay?

    this is my favourite go to thread for chalet dreaming because it tends to be really well presented and includes floorplans, which enhance the reno dreaming experience!
