Very cheap block of land (360sqm) just off the main street - starting bids around $8,000 and a major hotel on the main street starting around A$140,000. The latter was built in the early 1960's with a fantastic position right in the middle of it all. However does need some coin spent on it. Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Interested in real estate in Myoko or Nozawa. Wonder if there are any updates as of 20 Feb Cheers
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Another lot of auctions should be out soon. Will see what turns up there telemike.
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Be careful with auctions lots of places left alone have big mold problems or white ants.
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Still too much! Most of the properties were purchased at the height of the market so they should be worth only a 3rd of what they want now.
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Until they open up the mountains properly, there is not much attraction for Europeans yanks and Canadians. That's where the bucks are. Like here in Oz. small market.
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Agreed FT. One bloke described the smell to me like, "a damp tshirt that's been left in the washing machine for three days". If these places are left closed for a season or more there's a lot of mould/smell to get rid off, plus sometimes cases of rot. If you want professionals to deal with the problem it can get pretty pricey. You are not allowed to view inside the properties but if you want to fork out a little bit someone can be arranged to do an external inspection and that will usually show up any signs of white ants (or other problems). I've bought a couple of properties via auction (one in Nagano and one in Saitama) but they had only been sitting a few months so all was good. BTW telemike nothing showed up in the auctions for this month. See what turns up next month. the_guru - not quite sure where you are coming from. Some properties are selling for one fifth or less of their original price. And there is quite a bit of attraction at present - look at what happened in Niseko.
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu Why ?? Sounds like they're trying to hide something ?
Re: Real Estate in Nozawa Onsen, Myoko Kogen, Hakuba AND Rusutsu It is a government auction which usually means the property went on the market for a while and didnt sell. The bank took over and then covers its azz by handing it over to the State run auctions. Most real estate people understand if the property is a bargin or not because they have been in them or were selling them. Many times it is real estate firms that gobble up the true gems, fix them up a bit and sell them on. As for prices it depends I paid peanuts for my place but I spent money on it to fix it up. I would want a good return on the money that I have spent for sure. My place now has proper insluation, heating, fixed exterior, landscaping etc etc. Buying a house usually off of the Japanese means that they had less money to invest after the bubble broke. You must consider at least 100k of renovations to a pension 500meter squared. I have pumped 120k at least into mine.

Hi Folks, just new to this site. I am potentially in the market for a ski lodge with large onsen in Akakura or thereabouts. Any one have any real estate offices I could contact.
I've been skiing a few seasons now in Nozawa Onsen.. And now looking to make a purchase there or Myoko Kogen. Is there anything at all available you know of? I have searched internet with no luck and not there next until Jan 2020. Looking for either purchase or a long term rental. House 3 beds or apartment 2-3 beds, and parking preferable as I will need wheels in summer. Look forward to hearing from you.
