    The claypits only became a scene after they built the toilet block. I used to swag down there circa 2000-2010 and you'd hardly see anyone else. The people you did see would typically arrive late, sleep in temporary shelter or simple vehicle and be gone by sunrise. Its only the last 5 years of so it has become a zoo with permanent camp setups and dickheads yahooing.

    It only came a scene after the epic/freedom pass came about..IMO
    Its a massive issue in coastal communities as well..

    Back to the thread topic, it is illegal in most LGAs. Its a bit of laziness on the part of council not to enforce it.

    I often look at this sort of lax behaviour around policing of these types of regulations as the thin edge of the wedge. Everyone will be hand wringing in 5 years time when its overflowed out onto the main road, and lake is full of raw sewage from RVs, but they will forget, that the simple act of enforcement at say 3 or 4am in the morning each day for a couple of weeks now, would have solved the problem when it was small enough to deal with.

    In the end it will be the rate payers who will end up subsidising this


    Problems caused by illegal camping

    Councils are encouraged to be proactive in preventing illegal camping.

    The reasons for this include:

    if inadequate facilities are provided or the standard of operation is unsatisfactory, the health and safety of campers will not be assured. This may be especially so in relation to fire safety;

    use of an illegal caravan park or camping ground may cause disturbance to adjoining land users, especially if there are adjoining residential areas. This disturbance may be associated with noise, scattering of rubbish, or inadequate toilet facilities or provision for greywater disposal. Environmental damage may also eventuate;

    illegal camping subjects commercial businesses running approved caravan parks and camping grounds to unfair competition, contrary to Competitive Neutrality Guidelines.

    This is the case even if the unauthorised camping is not provided free or with subsidisation.

    Under the local government regulations, caravan park approval holders are required to provide certain facilities and comply with an extensive range of standards related to health, safety and amenity considerations.

    There is a bit of a conundrum with illegal camping everywhere.... particularly in suburban Darwin ( and no, not discussing Indigenous 'long grassers'. )
    Your European backpacker type in a Kombi/Hiace van thingy simply wont stay in local caravan parks, and seem to reckon they can pull up and camp on local beaches, roadsides in the suburbs, suburban parks, in the City streets.....now I don't really have a problem with scantily clad Olga, and especially not with her sister Vulgar, its drunken Paddy and Boris pissing and crapping in the streets around the Waterfront precinct that is an issue.... and the local council polices these areas heavily moving the bastards on.... much to the dismay of the Farmers Federation and Mango orchardists who want backpackers to pick their fruit. The word gets out on Social Media of unfriendly Council inspectors issuing fines, so not as many traveling backpackers come to the NT, and farmers are freaking their crops wont get harvested. ( because Aussies wont pick mangos in 40c heat for $20 an hour... ) And Covid hasn't helped.

    Work your mortgage backwards or the cash price you paid for your house to work out how much per day it costs to live at home then compare that to a camp ground cost.

    Let's be honest. In summer "tent" is a massive structure lakeside.
    Winter. That's not practical.
    However I've seen six swags and a tent Per site in winter

    For a group in Jindy it's really quite reasonable. For a single person, not so much. Which is why I parked in a quiet spot up the hill for my sleep the other weekend. Also much quieter away from the crowds.

    This afternoon I spotted two free camping Hilux climbing over the rocks placed to block the access track just south of Nigario (east side of road).

    Nigario is almost empty.

    I would say we are at peak van life now.

    I would have gone snowy region holiday house life but unfortunately every property I looked at and made offers on I was beaten by some cashed up investor who didn't even need to inspect the place prior to making an offer.

    Airbnb took out the apartments
    Caravan parks developed as "community living" or to "cabin camping" + grey nomads.

    Nothing replaced the cheap caravan park and van living went off grid.

    Cascading down the line into van life free camping.

    When I was a lad .... beach shacks in National parks, panel vans, sand mining access tracks, a lot less people etc, that's all gone, replaced by user pays, locked gates and sign sign everywhere a sign.

    Johns Landing was pretty much as close as you’d get to a refugee camp located way up the Noosa River amongst the mangroves. Permanent dwellings made up of canvass, with a strong mix of Ross river fever, drug, alcohol addiction, banjos and pigs. Council bought the land from the long time private owners to shut it down and reduce local crime. There were hundreds that lived up there..........now moved on to?

    Yeah but I have had houses I have sold for more than double what I spent on them including the mortgage and all costs. So that calc doesn’t take the asset you have into account.

    And ironically my current residence in Berridale has cost me more than any other, has been owned longer than any other and has had the least increase in value both $ and % wise. But it is a nice house to live in.

    $25 for a shower and somewhere to park would be my max per person, so the van park works for 2 or more. I have spent $50, but then I feel like I have to try and use everything to get some value out of it.

    Like insisting on skiing lift open to lift closed to get your moneys worth even if conditions are poor, you are feeling poorly, everyone you’re skiing with is off the boil, gotta get that lift ticket value.

    Oh were you with us pre having kids. We were very good at staying dry in the pissing down rain. Our motor bike experience helped with that.

    we bought 11 years ago. House prices in Berridale at the time were $250k to $500k. Last time we got this house valued it had not gone up in value compared with when we purchased it even though we have put in geothermal heating. Replacement building cost is over $1 mill. Someone lost money on this place. We would have made mkney if it burnt down in the bushfires.

    Next door was on the market for a long time. I am going to have to check when it sold and for how much.

    There are quite a few blocks of land around the area for sale. Will have to go look to dee how many houses.

    So it seems to me it is a Jindy problem. But I may be wrong.

    Btw even though we would have “made more money” if we had bought in Jindy, Berridale was a much better option in so many ways.

    The last couple of years I would say even Berridale was asking some high prices for what was on offer, but still better value. Kalkite also had a few pricey places.

    Berridale seemed nice, but I struggled to consider it on my search. We lived in Canberra so day trips are possible and I felt that having a place in Berridale didn't really make much of a difference to getting up early in Canberra. I wanted something were I could get up a 7 get dressed and drive up.

    At least you could drive from Canberra in the meanwhile. Some of us had to bide our time for the best part of a decade to get into the financial position to be able to be that cashed up buyer who bought without viewing, because it’s the only way you’re ever going to get into the market...

    Kalkite has gone off. I was lucky enough to snap up a bargain in 2007. Mid 20-teens prices were pretty flat when my neighbour sold. I sold 2 years ago and made an 80% profit. Still low by Canberra standards though.

    Yeah, I have to even go watch TV if I pay the winter rate for one!

    Thing is, I don't have to pay anything, so that changes the sums, $25 seems OK for a shower and a park, don't need anything else. Its like my business, I have a point where a commercial lease would be appealing, but its a long way off it at the moment, I don't have to, so I won't unless it fits in my sense of worth. Purchasing a commercial property is even further off, I would need values to at least halve, and the rates to be cut significantly. I won't pay $1M for a shed, then play the government $30K a year after that, its stupid.

    We have choices, and everyone makes their own judgements. I wouldn't buy a flat in Jindy for more than $250K, and that would have to be a nice one, haha. To me, a one beddy there is still only worth $120K. Market forces can do what they like, as will I, I am a living man, I can do what I like!

    I know there were some price rises in the couple of years just before we bought. We actually bought 12 years ago. Time flies.

    Looking at the figures Berridale is still good value. The real estate websites value next doors as worth a lot more than mine. But ...I would much rather live in my place than a weatherboard cottage. They have more than double my land and a wonderful crop of african love grass.

    Most places I see on the market here would cost more to build than they are selling for so that does not make sense to me. I am not seeing anything over $600k unless there is a lot of land with it. There are some amazing rural properties around this area that should get good prices.

    Sounds like I’m better off holding onto my sydney property and renting in Berridale. (Syd being an investment property)

    although @skichic rent in Canberra is not far off the goi g rate for my unit going rate for rent

    Probably if $ is the driver. But as we found out when we rented for our 1st year down here, renting compared with owning has some big down sides. Buying was a lifestyle choice. You are very unlikely to see a place like ours as a long term rental. You might see part of it as a holiday rental.

    What's with the food situation in Jindy? You'd think there'd be loads of solid options in a place so dependent on tourism, but no. When we got there on Monday, it was a struggle to find a restaurant that was open, and what was available was pretty damn far from gourmet. We ended up getting dreadful pizzas from a certain establishment for $30 each. It's just weird. Combined with the dirty tap water, it didn't exactly leave a glowing impression.
