    The Whitehorse Village development is being built at the highest point on Mt Buller, but is yet to open.

    THE Queen’s Birthday long weekend marks the start of the ski season.

    And this year, it might also mark the last chance to buy into the highest apartment development yet built on Mt Buller.

    The final stage of the Whitehorse Village apartments, designed by Interlandi Mantesso Architects and developed by the Grollo Group, has two apartments left for sale.

    Castran real estate managing director John Castran said the project had been a long time in the making and was in the most elite address on the mountain to date.

    “It took the Grollos 16 years to get the permits for this site,” Mr Castran said.

    “It is the highest (residential) development on Mt Buller. It’s on the edge of Bourke St and has fantastic views.”

    With the ski slopes right on its doorstep, Whitehorse Village includes 12 apartments — 10 already sold.

    In addition to the location within a gated community with heated drive-in garage parking and lifts up to the apartments, the list of interior amenities are also attractive.

    Each comes with a three-bedroom, two-bathroom floorplan that includes fireplaces, timber finishes and floors, as well as European appliances in the kitchen. “And the buildings are all very eco-friendly,” Mr Castran said.

    “The people who have bought them so far have loved them.”

    Mr Castran said the development had proven popular with generational buyers, including grandparents looking forward to teaching their grandchildren how to ski.

    Construction is well advanced and is due to be completed in two weeks.

    The two remaining apartments on the Whitehorse Valley Rd development are priced about
    $1.55 million and $1.6 million.

    Inspections are taking place this Saturday.

    At the high end it is pure lifestyle stuff. The people who buy these pay cash. If they get 10 years of family enjoyment out of it they don’t care if it is worth half that in 10 years time.

    Not much more than the median Melbourne house price, which includes poorer suburbs.

    True. But these are still very much high end of the market for a second lifestyle property. Not really comparable to Melbourne. But when your home in Melbourne is $5m+ this doesn’t seem like much...

    Not just that, the heating requirements through winter will stress the internal timber aswell, be prepared for your timber moving around the place between summer and winter seasons. But if you're spending this much on a holiday house i'm sure that's not your biggest issue.

    If you're that loaded why would you bother? Given the non-existent state of Aus skiing right about now (i.e. the weekend just gone and today/early June), wouldn't the true elite be private-jetting off to Hutt/Remarks/Concrete where it's already top to bottom skiing?

    And not to mention they have some of the most exclusive, stunning high-end accom in Sth Is NZ???

    I'm serious - right now you can go to NZ and ski top to bottom at Hutt, Remarkables and concrete peak just to name a few.
    Right now in Aus? no natural snow.

    Of course NZ can be terrible whilst Aus great - no issue there.

    I just don't understand why anyone would tie up all that cash in such an apartment - surely better to stay in high-end accom wherever the snow is best?

    Seasonal race / instructional programs. Your own place, that’s yours, that you drive up to, pull in, get out and all your gear is there. The sense of community from being in the one spot and all that that brings. Etc etc. Totally different proposition entirely than jumping in a car or plane to wherever the snow is best. Two different things entirely.

    Similar to buying a beach house I guess.

    How many NZ resorts offer ski in ski out ? That's a huge difference, more so with kids. Most
    kids have school mid week, so taking off mids weeks is not an option. There are many other
    reasons you can't compare the two options.

    I'm a bit unsure if the snazzy $1.5m apartment target market is the parents of kids at race club, but I could be wrong...

    I get that some people like wasting money - there are much better ways of wasting it than on overpriced alpine property at Buller, even if you are 'elite'... Buying an asset with 30y life when the snowpack is declining??? Gamble $500k on it maybe. But $1.5m?

    Nah.

    $1.5m for a holiday home isn’t private jet territory...private jet to Queenstown is probably about $200-$300k return depending on size.

    re climate change, I call my investment, beach frontage... :emoji_rowboat:

    BTW, the changes coming in the next tens years will see a whole lot of change for Buller, and I'm going to make sure it happens. And all year around activity will play a big part.

    Whats more the value of those properties just went up a notch on the back of the confirmation of the new snowmaking dam going ahead.................

    Your comments would suggest to me that the people who go and spend 1.5m on a lifestyle property and yourself operate on a vastly different plane.

    And I am not bitter! I really couldn't give a rats about those with apartments on the mountain (any mountain). I just think paying large sums to have on-mtn apts is madness, pure madness whichever way you look at it.

    Starting to wonder if those mad-cray buller types know of a world outside buller...
