    That's big, how's the parking and traffic flow going to be affected? I assume there was a bit of hoo-ha about it in the planning.

    oh yeah.... I am not sure in regard to the fall out and what is going to change... re the traffic there is quite a bit of room where that part of the road is so I think that will be ok, re car parking, I really don't know but there are other spots that could be made into car parks towards the entry gate...

    Its a big project and it will be built right in front of that camera so we will have a good view over summer, it extends quite a way into the car park in stage one with additional buildings where the old ticket office is later on. Its not the size of the area divided off thats most likely to store building gear similar to what the did with Ropers construction.

    I like this project it creates a much better day entry into the resort and once completed will be an excellent area for summer conferences and activities as well.

    I am looking forward to seing the finished project.

    "Prices for a 1 bedroom apartment range from $435,000- $445,000, a two bedroom apartment $525,000- $585,000 and three bedroom apartments starting from $675,000 going up to Penthouses of $1,300,000".

    If these are the actual prices they are selling for, then I am really out of touch.

    I dont want to change this to a "Falls Creek is Crap" thread, but that's a lot of money for a family ski resort that runs about 3 mths per year. Summer maybe beautiful/serene/clean/idyllic but how many people want to spend significant time in a condo in FC in Summer? Add to that global warming and easier o/s travel.

    To me, it doesn't make sense to buy. Are these places selling well?

    selling like hotcakes, 12+ gone in the first stage.
    there'll be a significant amount of retail inc. supermarket, ski hire, cafe's, restaurants and a turkish style haman.
    and community facilities like childcare centre, gymnasium etc.
    importantly it's the new entry portal to the village; an interface for buses and day-trippers and gateway to slalom plaza.

    it'll rock.

    More money than sense - that is poor architecture, particularly as it is a conglomeration of angles juxtaposed against the backdrop of uniquely round Australian Alps.

    As mentioned - it will stick out like dogs balls, large and very ugly, on an ugly dog.

    Its designed around the Bogong Moth believe it or not, its selling very well pinhed is correct on the numbers and what it will offer.

    The previous project completed by these developers are Huski, Freauf and the Silverski upgrade so I am expecting it to be quite spectacular.

    I was very concerned when I forst saw drawings of Huski but the end results speak for themselves.

    It will be good.

    Interesting I always thought they were one in the same, I stand corrected.

    I went to drinks at Huski one Saturday where the plans for St Falls were on display and we had a good look at them, some nice real estate in that building

    Actually that's a smart move on the developers side. Drive in drive out mentality. I recon a lot of other places might drop in price considerably as a result of it's location and flexibility to offload and depart.

    Zero S - I'm with you. Madness spending that amount on a joint at an Oz ski resort. For that money, I'd be checking out the interior resorts of Canada. Even just 5 years ago, you could buy a 1-bedroom apartment at Big White for around $100k.

    Yes, prices have gone up and no I haven't checked anything in Canada recently but surely it would make better economic sense to buy there?

    The overall value of properties has gone up at Falls Creek over the past few years however many of the older style lodges will either need to be revamped like the work done on Cedarwood and Silverski or they may eventually become much needed staff acommodation.

    The increased cost of the top end accommodation is actually dragging up the value of the lower end.

    I thought there would be a point when the top end stuff saturated the market but clearly that point has not been reached and all of these places are enjoying very high occupancey over winter.

    The miidle market is now seeing some nice entries as well ie Cedarwood and Silverski with development happening this summer on Snowdrift and plans for Trackers and Lakeside.

    Many properties now have only 15 years or less on their lease so every summer we will see changes happening for a while now.

    Very brave development. Rainbow took years to sell the last of its few apartments. Ropers is still advertising and two developer's units in Huski were un-sold a week or two back.

    These new ones at Saints will take years to sell, if ever, given the public's growing acceptance of the climate change argument.

    As to what's already sold, they will do what the previous Hotham developers did: sell into their business, sell to associated businesses etc. Standard real estate practice, to generate interest and support the developer's hoped-for prices.

    Funny HR I have met many of the new owners but then again my being close friends with the selling agent, what would I know.

    Oh and I think you meant Freauf and not Rainbow, Rainbow is just two units, one of which the developer kept and the other sold once and posibly twice now.

    I was the first person to stay in Rainbow at the invitation of the owner, its an amazing place certainly one of Falls Creeks best.

    that would have been my 1.5 yr old son at the computer...lucky that's all he wrote!

    h r, who are the previous hotham developers? we're talking about falls.
    rainbow is two freestanding chalets.
    frueauf's developers held onto apartments for themselves which they've subsequently sold. everything at fv now is for resale...much of the movement in frueauf has been owners trading up to larger apartments within that development and trading to larger apartments in other village developments.
    huski, there are two studio's for sale, offering positive returns - you should have a look! huski's been finished for 8 months, last sale there was a penthouse was for over a million, a record for an apartment at falls. by any measure huski is a great success.
    saints will be completed over 3 or 4 years in stages, the expectation is that it will take years to sell the 40 apartments. the 12+ sales are real sales, how do you expect construction would be starting on a development that size if deposits hadn't been taken?
    and when global warming really kicks in cool falls creek might be the most habitable part of australia, one won't have to worry about rising sea-levels and the availability of fresh water!
    for the record i've owned an apartment at frueauf, subsequently sold. we own one at huski, have a studio being completed at silverski and are buying at the saints.
    quiet apart from loving fc i'm bullish about investment there.

    I looked at Silver Ski as well, Studios are good money spinners in Fals Creek as there are so few, there is very little accommodation for a couple, our rooms 6 & 7 at Cedarwood are rarely empty.

    A lot of snow was made in the bowl this year, the tube park area was almost 100% man made with the occasional natural top up.

    There are plans for the bowl but I doubt much will happen until St Falls area is complete.

    ..While I'm a bit frustrated by the progress of infrastructure, I still love Falls and its accees to the high plains. (prob why I'm so critical at times!) [​IMG]
